LOCATION
On the edge of the village of Caux which has all amenities. It is a two minute drive or 5 minutes walk into the centre of the village.
In the village are 2 bakeries, butcher, convenience store, pizza take-away, 2 bars, chemist and a market on Friday mornings. The doctor's surgery is just 100 metres away - for around 25 euros he will be pleased to see anyone without an appointment and his English is pretty good!
The larger town of Pezenas is only 5km away and has 5 supermarkets on the outskirts and plenty of upmarket shops, restaurants, bars and a huge Saturday morning market in the centre.
It is ideally located to provide a relaxing holiday base, whilst being within easy reach of local attractions and activities.
The Mediterranean coast is 30 minutes to the south, the hills and mountains 30 minutes to the north, Montpellier, the thriving capital of the Languedoc with its international airport (Ryanair, BA) is 45 minutes away by car.
One of the most diverse regions of France, the Languedoc offers mountains, lakes, rivers and beautiful stretches of coastline; major towns and fairytale citadels. Languedoc is one of the most prolific wine-producing areas of France and a happy afternoon can be spent touring the many vineyards and tasting the local produce.
DESCRIPTION
Enter through the gates of the property and into a large drive with plenty of private parking.
Access to the house is up some steps to the first floor terrace where the front door is located and then into a large hall. The garage is on the ground floor.
Off the hall is a spacious kitchen with a dining area and doors onto the terrace. It is very well-equipped with a brand new electric oven with rotisserie and new gas hob, fridge freezer, dishwasher, upright freezer and a second fridge in the utility room.
The dining room leads off the kitchen and has some very impressive pieces of typical French furniture and a large dining table to seat 10. Again, there are doors onto the terrace.
A comfortable lounge area is at the far end of the dining room with TV with UK channels, video/DVD player and playstation and an old-fashioned but good quality CD/record/tape player.
Out of the dining room and back into the hall which leads to an inner hallway off which there are 4 bedrooms and 2 bathrooms with bath and shower and a separate WC. One of the bedrooms is equipped with a desk and office chair at which a broadband connection is available together with a printer/scanner/copier. You just need to bring your laptop to connect to the internet. Three of the bedrooms have double beds and one has twin beds.
A door off the inner hall leads downstairs to the garage and further access to the gardens, back and front. Off the garage is a laundry room with washing machine and tumble dryer. There is also a shower room with WC.
The bathroom is very spacious with bath, shower, basin and separate WC.
Up stairs to the fifth bedroom which has a double bed and a sofa.
Running round the first floor is a large terrace with plenty of space for a table to seat 10 and a BBQ. The views from here over the vineyards are stunning.
There is plenty of garden space all around the house so you can always find a shady space to read or just chill out.
The pool is brand new for 2008 and has a terrace area and exterior shower. It is 8m x 4m and has Roman steps into it.

LOCAL AMENITIES
Superb, child friendly beaches within a 20 minute drive, all with waterside restaurants and cafes.
Beziers (20 minutes), historic town and capital of wine producing and rugby. Especially vibrant in August and during it's famous Feria. Perhaps the best flower market in the whole of the south on Fridays in the beautiful tree-lined main boulevard.
Canal du Midi which links the Atlantic with the Mediterranean, miles of flat walks along the shady tow-paths. A choice of boat excursions can be taken.
Carcassonne castle is well worth a visit, especially on jousting days!

Bassin de Thau - a calm inland sea teeming with fish. A breeding place for oysters and shellfish, producing over half the oysters consumed in France. Villages, such as Bouzigues and Meze, have many restaurants serving sumptuous platters of fresh shellfish.
Haut-Languedoc Regional Nature Park - gorges, Lac de Salagou, a very beautiful area only 30 minutes drive away, with its stunning gorges and wuperb walking, hiking, river rafting, watersports and carp fishing.
Roquebrun with its Mediterranean garden with over 400 species of plants and shrubs. Fabulous river with beach area, kayaking club and super restuarant overlooking the river - Le Petit Nice.
Pezenas - City of Moliere with an exceptional architectural heritage. Numerous arts and crafts artists with workshops open to the public. Large market every Saturday.
Spain - an hour's drive to the border.
