Sympathetically Renovated Barn
How about escaping to a really tranquil part of the world, fully connected with internet? Come and spend Christmas and the early New Year with us! Or even longer! Explore the French countryside at your leisure. With only 9 people per square kilometre, this sympathetically renovated barn provides a welcome retreat. Local shops and amenities are within easy driving distance and the A20 is nearby with its links to Limoges airport and beyond. This area is in the heart of the bocage (small fields bordered by raised banks topped by trees) and is a haven for wildlife: birds, hawks, deer, boar, coypu, otters and squirrels abound. The house is surrounded by privately owned fields and has direct access to the network of local chemins, ideal for walking and cycling. Fishing is available in the Class 2 river La Benaize, 100 metres from the house. There are many historical towns and villages nearby and all amenities are within easy driving distance. Although rural, the house is only 25 minutes from the A20 and is under an hour from Limoges Airport. There are many weekly markets, but the most notable is the monthly, 500 year old Foire at Les Herolles. The literary town of Montmorillon, medieval Chauvigny, lakes, rivers and tourist attractions are all easily accessible. Truly peaceful, but not remote.
The comfortable sitting room has a wood burner and 50" screen television. A small room leads off the main area and has a door giving direct access onto the sun terrace. There is a fully equipped kitchen which has its own breakfasting terrace. The dining room, with French windows to the front of the property, leads onto the stairs. On the first landing there is the double bedroom and one of the twin rooms. An archway leads into another relaxation/study area, equipped with a TV aerial and a desk. The bathroom has a bath and shower, plus ample shelving, a washing machine and a tumble dryer. On the second floor there is another twin bedroom. There is electric heating throughout. There is a pool with decking (safety alarm and lockable gate), a pretty garden to the side and front, and a wood-store, plus a rotary drier. There is ample parking space for 2-3 cars. To the rear is a wild garden, originally part of the adjacent field, ideal for dogs.

One change of linen/towels, rubbish collection, emptying of septic tank and one chimney sweeping are included; electricity, water, wood and internet at cost. Utility contracts may be transferred into the name(s) of the tenant(s) if wished. Payment is one month's rental in advance, plus two months' rental as security. Usage of the pool is subject to a further security deposit of 500 euros. Photographic proof of identity, proof of income and proof of address are required. The house is available from mid-October 2022.
